Renters Rights in WA: What Every Tenant Should Know

Western Australia’s tenancy laws have undergone significant changes in recent years, strengthening protections for renters across the state. Here’s what every tenant needs to know:

**Bond and Rent Increases** — Landlords must provide 60 days notice for rent increases, and bonds are capped at four weeks rent for properties under $1,200/week. All bonds must be lodged with the Bond Administrator within 30 days.

**Repairs and Maintenance** — Landlords are required to maintain rental properties in a reasonable state of repair. Urgent repairs (those affecting health, safety, or security) must be attended to within 24 hours.

**Entry Rights** — Landlords must provide minimum 24 hours notice before entering a rental property for inspections, and can only conduct inspections four times per year.

**End of Tenancy** — Tenants are entitled to a final inspection and must be given the opportunity to rectify any issues before their bond is withheld. Disputes can be resolved through the Magistrates Court of WA.
